When people search for “Section 8 rent in Prince George’s County,” they often want to know the same thing: what rent can a voucher cover? The answer depends on more than one number. Here’s how to read the terms before planning a move or setting a rent.
First: Fair Market Rent (FMR)
HUD publishes annual Fair Market Rents to help establish Housing Choice Voucher payment standards and for other housing programs. FMR is an estimate of gross rent, housing cost including an allowance for utilities, for a modest rental unit in a defined housing market. It is a benchmark, not the approved rent for a particular apartment.
For FY2027, HUD lists the Washington-Arlington-Alexandria, DC-VA-MD area at $2,111 for an efficiency, $2,204 for one bedroom, $2,438 for two bedrooms, $3,107 for three bedrooms and $3,658 for four bedrooms. Prince George’s and Montgomery counties are part of this HUD metro area. Check HUD’s current schedules and Small Area FMRs before relying on any figures.
Next: the payment standard
The local housing authority establishes its payment standards within program rules. That standard, the family’s income and utility costs affect the voucher calculation. If a proposed rent is above the applicable standard, the household’s share and affordability limits may matter. A property also must satisfy the authority’s rent-reasonableness review and program requirements.
Then: the actual unit review
The authority must review the requested rent and the property, including the required paperwork and inspection. Comparable unassisted rents, utility responsibility, unit condition and local program rules can affect the result. The authority determines approval and the assistance amount; an agent cannot promise either one.
A simple way to plan
- Confirm the voucher size and deadline directly with the housing authority.
- Ask which payment standard and utility allowance apply to your household and search area.
- Share a specific address and proposed rent with the authority to learn the next step.
- Ask the owner whether they will participate before you commit to a lease or fees.
- Leave time for the rent review, required documents and inspection.
