For Maryland home buyers

Buying with credit challenges? Start with a clear plan.

Late payments, collections or a thin credit file can raise questions about financing. Tenise can guide the Maryland home search while a mortgage lender reviews your credit and decides whether a loan fits.

Credit and home buying in Maryland

A score is one part of the mortgage review.

Mortgage lenders consider credit history along with income, debts, assets, the home’s expected costs and the requirements of the loan program. Each lender and program can apply different criteria. A real estate agent cannot determine whether a mortgage will be approved or what terms a lender will offer.

What credit scores may reflect

Credit scoring models can consider payment history, current debt and balances, credit use, account age and type, recent applications, and collection or bankruptcy history. Different models can produce different scores, and mortgage lenders may use a score that differs from one shown in a consumer app. See the CFPB guide to credit scores ↗

What to ask a mortgage lender

  1. Which credit information and loan requirements apply? Ask the lender to explain the reports, scores and program criteria they use for your situation.
  2. How do late payments or collections affect my options? Ask the lender to review the full report and explain which details matter for the specific loan programs you may qualify for.
  3. Which loan types or assistance programs should we compare? Ask whether FHA, VA, USDA or conventional options, or down payment assistance, may fit. Credit criteria, eligibility, cash to close and total costs differ; the lender can confirm what applies to you.
  4. What would you need to review next? Request a clear list of documents, costs and milestones before relying on an estimated price range.
  5. Would independent housing counseling help? HUD-approved counselors may offer budget, credit and homeownership counseling.

Collections and late payments

Start by reviewing the report. Check whether each account, balance, status and date is accurate. If you believe an item is wrong, the CFPB explains how to dispute credit report errors. A valid collection, a disputed item and a late payment can be treated differently by different lenders and programs. Paying or settling a collection does not guarantee that it will be removed, raise a score or lead to approval. Ask a lender or qualified counselor about a specific debt before making a decision.

Build a stronger, accurate credit profile

On-time payments contribute to credit history, but there is no guaranteed score increase or approval timeline. Review your reports for errors; keep balances and other obligations in view; and ask a lender or HUD-approved counselor which steps matter for your situation. Avoid opening new accounts or taking on new debt solely to chase a score. A lender can explain how a particular change might affect your application.

Questions from Maryland buyers

Credit and home buying questions.

Only a mortgage lender can assess an individual application. These answers help you prepare a more useful conversation.

Can I buy a home with collections or late payments?

Possibly, but there is no universal score or collection rule that guarantees approval. Lenders assess credit and the full application under the requirements of the loan program. Ask a lender or HUD-approved housing counselor to review your circumstances.

Does paying a collection guarantee mortgage approval?

No. Paying or settling a collection does not guarantee that it will be removed from a report, change a score or meet a lender’s requirements. Ask the lender how that account affects the specific program before you act.

Can I speak with a REALTOR® before I have mortgage preapproval?

Yes. Tenise can discuss Maryland areas and the home search at any stage. Speak with a lender before relying on a purchase budget or submitting an offer.
